After several interactions with a lot of families in his community, Janix Asare realized that Land ownership disputes had caused the loss of countless and precious lives, caused the loss of huge sums of money, time and properties in Ghana. These as results lead to the loss of huge sums of money due to the destruction of business infrastructures and houses which affect the financial status of people, their family and their SMEs. The major contributing factors are the lack of information on the step-by-step process/guide for legally acquiring land(s) in Ghana, the long bureaucratic processes, inadequate finances, ignorance and illiteracy across families. 

As a Professional GIS Consultant/Advocate, a Social Entrepreneur and a Young African Leadership Initiative Fellow, he channeled his career and passion to innovate Just Land to deal with this persisting Land ownership disputes in Ghana. Just Land now has a team of Experts in the field of Business Management, Town and Country Planning, IT/Geographic Information System, Survey, Law and Community Engagement with combined experience of fifty (50) years. Just Land is an online/offline platform that provides fast, affordable, efficient and reliable services for thousands of vulnerable families to legally register their lands and obtain land documents in few days avoiding long bureaucratic procedures, cheating and corruption in Ghana.

Products and Services 

Through Just Land online/offline platform, individuals and organizations are provided with information on the details of the suitability of a land for a particular purpose, the legal land owner, the boundaries of a land as well as the legal step-by-step registration process involved in land acquisition. Just Land offers services for land buyers to verify the authenticity of Allocation Papers, offer accurate Site Plan Design, Building Plans Design, Cadastral Survey as well as acquire Lease and Building Permits.

 ‘Just Pad’ is also a mobile handheld field survey device designed for Land Surveying, Site Suitability Analysis and Building Inspection. Just Pad includes ‘Just Land’ software installation, GIS and GPS capabilities.

Success factors 

Success Story:

The Town and Country Planning Department has no layout for the Ayease Village in Obuasi, the Ashanti Region of Ghana. The entire community of Ayease is very relieved that Just Land is surveying, registering their ancestral/family 100 Acres of lands for them obtain legal land registration documents (allocation paper and lease) to prevent land ownership disputes and the loss of their lands.   

Product Development : Collecting Land data into ‘Just Land’ platform and Just Pad in progress.

Decrease in the monthly/annual court cases involving land disputes and loss of property due to demolishing exercises carried out; flooding, and lands raided.

Increase in the use of the Just Line and online platform by Land Buyers and Stakeholders in Land Management.

Increase in the number of land buyers/sellers educated and guided in the legal step-by-step registration process involved in land acquisition.

Factors differentiating and disruptive compared to the existing 

Just Land is unique because it provides land buyers Just Lines (help lines) for them to call and send messages for free information or guide on legal land acquisition. Just Land also provides geoform (location based form) for land buyers to make on-site inquiries about land(s) of interest. Just Land informs land buyers about and the legal status of the land. For example if a land is not registered, is there a litigation issue?

It also incorporates Geotrigger/Geofencing features that make land information readily available to the buyers while they are on the site of the land of interest. Users can choose when and at what times they would like to receive alerts about the land information.

In the next 5-10 years Just Land seeks to register 60,000 Lands, save countless and priceless lives, save families properties and funds worth 8.9 Billion US Dollars lost due to land ownership disputes.

1. Revenues from Innovation: Land Registration, Land Survey Services and Fees charged from the provision of hard copy and soft copy of Spatial Land Information extracted from ‘Just Land’ platform sold to individuals and organizations.

Scalability: ‘Just Land’ is applicable in area (Obuasi), country (Ghana) and international since the problems exist at these expanses.

Kiriza: a Real Estate marketplace startup with an aim to change the industry in Tanzania

A marketplace is a platform that allows providers to list a product/service and interested individuals (buyers) acquiring the offering either socially (by getting advise, exploring multiple listing options and comparing them) or economically (through exchange of currency). In marketplaces, buyers can be providers and providers can be buyers. This reversal of roles leads to greater productivity since the eco-system leads to great feedback which in turn improves user experience. Kiriza primarily is a real estate marketplace that aims to imitate what the IT Industry did when it crossed over to other industries.  Backed by creativity, Kiriza aims to improve the Real Estate Industry in Tanzania, before crossing over into sectors that for years have involved Real Estate to successfully operate and function. Furthermore, Kiriza being a private business plans to work hand in hand with the Government and other Private Firms such as Property Development, Home Staging and (Interior Design) Companies to realise its dream.

 

Problem

After extensive research that started in November, 2016. These are the identified problems in Real Estate in Tanzania. They are broken down based on the customer segments.

Property Managers/Agents/Agencies: They have to hunt down leads, schedule prospect tours/visits under the scorching sun that result to nothing. High operational costs incurred and direct competition from Unlicensed Agents locally known as Dalalis. High jacking of Properties among Real Estate Professionals, this fear our potential customers have is affecting Kiriza’s growth too. Most buyers don’t have background information in Real Estate; hence Listing Providers have to spend a lot of time educating them before beginning transactional talks.

Property Owners/Sellers: Lack of Real Estate background to properly value their properties. Lack of transparency between Owners and Licensed Real Estate Professionals, especially when it comes to finding customers. Most Owners don’t update Real Estate Professionals when they sell their properties, and only inform them after they (Professionals) have spent substantial sums of money to market these properties, chase leads and convert prospects into buying customers.

Properties that operate in the “fast economy” such as Conference Halls or Meeting Rooms don’t receive the special attention and end up getting lost in platforms that advertise residential or commercial properties more.

Buyers: Lack of Real Estate Information which prolongs social interactions between Listing Providers and Buyers. Unlicensed Agents occasionally hike prices, sell one property to more than one customer hence causing land/property wrangles with court cases that take years to end. Buyers have to physically move from one property to another and it usually takes them days to find what they want; and upon finding what they want, Unlicensed Agents demand payment within 48 hours with false statements stating that they will lose the property to other people, if they don’t pay. It is difficult to find a property or venue to host an event (such as birthday party, engagement and retreats) that is affordable, many people are forced to opt to restaurants, resorts or expensive hotels.

Service Providers: Those who are starting up, or don’t market themselves well fail to stand out and be noticed by customers who desperately need their services. At the end of the day, they are forced to resort to wrong methods to make money for themselves and their families.

Validation was done through a methodology coined at Toyota, in Japan called Genchi Gembutsu which in English translates to “Go and See for Yourself” Based on this method, it of paramount importance that one understands the business problem, not take anything for granted and simply not just rely on other people’s reports based on their research.

I took time to approach each potential customer segment to understand their needs, problems, challenges and demands. This was done through surveying professionals in their offices, questioning relatives, family friends and their friends, and experiencing the hardships of acquiring a rental property first hand.

After doing research in Tanzania, these are the advantages Kiriza offers:

  • Listing at Kiriza is free with Premium Services which are aimed to help the Listing Providers stand out both in the Online and Offline World. Some of these services are Offline Brand and Property Promotion; Property SEO (Search Engine Optimization) and Website Analysis.
  • A Booking Calendar which allows prospects and customers to schedule tours on a listed property.
  • Kiriza Basic and Extended Statistics to keep up to date Real Estate Professionals on Online Consumer Trends. Google Analytics and Mixpanel will play a big role in capturing and tracking this data.
  • Youtility services such as Location Information and Social Media Hashtags to interact with both Listing Providers and Final Buyers; for example, Home Design by Kiriza (used to answer customer questions about their homes) and Kiriza Suggests on Twitter (to answer general Real Estate Questions).

  • A vast list of property types such as Hold, Active with Contingency and Active with Kickout (and their explanations) to further inform the final buyer the status of a property before engaging with its representative. This also helps the Property Representative not to receive calls or messages on properties that are just about to be sold off.
  • A social media channel on Telegram through which buyers can freely ask Real Estate Questions ask for Referrals before dealing with a Property Representative and get advice before committing to buying or renting a property.
  • Real Estate Calculators which can be used to estimate costs such as Mortgage Costs.
  • The ability of a Listing Provider to list properties based on his target customers’ preferred currency. Over 12 currencies are present at Kiriza. Furthermore, an up to date currency converter is available for use at Kiriza.

 

Solution

Just as problems were broken down based on user segments, so will the solutions.

Property Managers/Agents/Agencies: Creation of an Online Real Estate Forum through which they will be able to interact as professionals, ask for referrals and relate to other professionals such as Investors, Bankers, Valuers, Quantity Surveyors, Real Estate Developers, Construction Managers and Mortgage Analysts. Kiriza Statistics and Kiriza Extended Statistics which will inform them which areas or properties are receiving more traffic. Customer Feedback from customers will also be communicated to them so that they can match Demand with Wanted Supply. Premium Services offered at Kiriza which help them to Stand Out and be able to compete against Unlicensed Agents who hold a large market share of customers.

Property Owners/Sellers: Encouragement of this segment of users to rely and constantly get professional assistance from Licensed Real Estate Professionals who are listing on Kiriza. This includes consulting them and assigning properties to them to transact on their behalf. Self-help information in Kiriza’s Support related to Real Estate so that they can make decisions based on credible knowledge and not wits. Kiriza’s partnership with Interior Designers, Property Developers and Statisticians to provide valuable knowledge to Owners of Properties especially if they are located in areas whose development has led to more demand for Office Space than Residential Buildings.  To solve the problem of properties that convert faster (such as Conference Halls, Tents and Meeting Rooms) being ‘swallowed up’ or disappearing in residential, commercial and industrial listings, they will have their own platform whereby their owners will be able to exploit these properties full potential.

Final Buyers: To promote trust, only Licensed Real Estate Professionals and Service Providers will be allowed to list properties and services respectively on Kiriza. A payment gateway will be introduced such that if a buyer is no longer optimistic about the transaction (within a certain period of time), she can request for a refund.

Buyers have the option to compare properties on Kiriza, read reviews before renting a place, have access to Location Information before moving to a new area, well-detailed information on properties, different property status and a social media channel (Kiriza Official for English Communication and Kiriza Rasmi for Swahili Communication).

Service Providers: Similar to listings that convert fast, service providers will have their own section through which homeowners will be able to socially and economically interact with them so as to create value. This section focuses strictly on home services such as a new way to design homes. It targets homeowner (or those to be) by proving them with Interior Design photos, Home Decor, Decorating ideas and skilled individuals who deal in home design, repair, maintenance and other services. Furthermore, in the process of building a community, homeowners will have the option to receive social value from the service and product providers before exchanging economic value. For starters, Kiriza will begin with Professionals who deal in services and Interior Design (Staging) before venturing into listing home appliances, equipment and tools. Eventually, Kiriza will be delivering these products from the providers to their home location.

Our traction will be aimed to promote user interactions among Property Managers, Agents, Agencies; Property Owners, Sellers; Service Providers and Final Buyers of Properties, Land and Home Services.

Edinam, is the founder and CEO of Sons Development Ghana Ltd. He learned with great interest the innovative and affordable building systems using Light Gauge Steel Framing and Wood-Plastic Composite (WPC) technologies, Edinam established his own company, Sons Development LLC, USA in Tallahassee, Florida and engaged in estate development beginning with renovation and remodeling contracts using the new systems since 2014., Edinam had trained and worked as a Construction Technician in Wood Framing Systems with Kelly Construction Company, Tallahassee-Florida.  He graduated from the Takoradi Technical University (formerly Takoradi Polytechnic) with Higher National Diploma (HND) in Graphic Design majoring in Public Relations.

He has also obtained Certificate in Start-UP Quest Program from the University of Florida, USA in He has a considerable working experience in various fields both at local and international levels with remarkable achievements. Passionate about housing in Africa my team and I decide to bring the difference to solve 3 major issues integrated with one other. 

The major threat of plastic waste mance across Africa and inadequate innovations, lead us researching, developing and prototyping our products made from waste plastic and wood. We want to be the leader the way in waste sector industrialization and value-added product manufacturing.  We want to collect the waste through our App call KleanApp, produce listed building materials from it in our multi-purpose production house and building with them through the help of the advance light gauge steel framing technology in providing housing, job creation at all levels and clean our communities. Sons-Plastico Systems™ vs. Concrete Construction 

Time gain – Perhaps the most important aspect of using Sons Plastico construction Systems™ as compared to reinforced concrete is the element of time for the on-site erection of our blocks. Reduced time presence for the Contractor on site translates into a shorter construction time for project delivery and this leads to reduced overheads during project construction.

Quality Control – Off-site production of team members in isolated factory conditions means better quality control of manufacturing compared to pouring concrete frames in site whilst exposed to the weather elements. This affects quality and cost of works.

Design flexibility – Longer spanning structural WPC frames create column free areas that offer greater flexibility and functionality of floor layouts thereby facilitating sales or lettings of the completed buildings. Pipes and ducts can run easily through steel members and can also be inspected in the future whereas no such flexibility exists with concrete members.

Affordability-Our system uses less quantity of cement compared with other systems and therefore more affordable, price-wise. It can therefore suit the pockets of many lower income earners.                                                                                                                    

Sustainability – SDG tackles sustainability issues in an integrated manner underpinned by recognition of cultural values, compliance with environmental rules, availability of inputs, transformative education and collaboration with all key stakeholders at both private and public levels.

Your business model  

The project is at the stage of seeking for investors to obtain the required funding to build and operate its multi-purpose factory for system blocks that can produce over 1000 homes per year. Between 2018 and 2022, SDGL plans to build a total of 1445 units ranging from 1 bedroom home to 4 bedroom types and produce 100,000pcs of board an alternative to plywood. It is management’s opinion that initial profitability will be fairly high for a start-up company. 

Our financial plan anticipates that we will achieve positive net income by the end of the third year. We expect to be paying lower costs in marketing and advertising than other companies as we attempt to build our project impacts using the waste from the community into wealth creation, developing our country and creating jobs

A few words about your competitors

The real estate industry is highly fragmented, with a large number of potential rivals. Heaven Gates Estates, Lakeside Estates and Devtraco Limited are some of the country’s established companies that have been in operation for the past ten years, with a fine track record of quality service but with prohibitive pricing.  SDGL has a competitive edge over these developers when it comes to pricing, elegance, diversity and speed. They also provide a market for our Wpvc and WPE products this would put us ahead of the market.

REUS : an online real estate platform

Real Estate and Utility Services originated from a challenge I encountered while seeking a house to let in the city of Lagos. Being encumbered in work, I saw little opportunity and time to actually scout for the house of my desire. The online real estate platforms couldn’t give me a satisfactory solution.

Real Estate and Utility Services (REUS) is an online real estate platform that seeks to completely take advantage of the dynamism of the internet and mobile technology to provide perfect real estate services within the confines of one’s luxury. It eliminates the need to go around searching for adequate properties to let, buy/sell, employ services such as electrician, plumber etc. 

My key factor here will be creating a blend for everything on the webpage/App. Videos will be utilized to display the properties rather than pictures as commonly utilized by other online real estate platforms. The addition of the servicemen/handymen/artisans will also be a plus for the web page.

Now in Nigeria, most online real estate platforms display just pictures as proof of existence of the property. However, this lacks credibility and the customer cannot rely on pictures alone to ascertain if he will be satisfied with the property he is purchasing. Now the use of videos is an assurance of the credibility of the property. The inclusion of the servicemen is also another disruptive, innovative measure. Customers requiring new properties will also require the services of interior decorators, carpenters, plumbers, movers, House cleaning etc. 

At the first phase, we will charge a service fee of 5% of the rent money while the agreement and commission go to the diverse agents we liaise with. At the second phase, when we have secured credibility, through massive digital marketing, property owners approach us directly to sell their wares by uploading on our webpage videos of their properties in line with our policy. That way, we become the agents managing the property. 

Real estate owners in Nigeria aren’t visionary enough and are slacking in their aim to control major properties in Nigeria. My proposal will completely overhaul Nigeria with great work.
